A free online property trading game

Mates Rates is a multiplayer board game about buying land, building on it and out-dealing everyone else at the table. It runs in your browser, it's free to play, and a game fits in an evening.

How a property trading game works

Everyone starts with the same cash. Each turn you roll the dice and move round the board. The squares are properties, airports and utilities you can buy, plus taxes, cards and corners. Owning a square means everyone who lands there pays you rent, and owning a whole set lets you build houses and hotels that multiply it. The game ends when only one player can still pay their way.

The luck is in the dice. The skill is in what you buy, when you build, how much you bid at auction and, above all, the trades you make.

What you can do in Mates Rates

  • Buy or bid. Buy what you land on, or send it to a live auction where everyone at the table can bid.
  • Build. Finish a set, then add houses and hotels to raise the rent.
  • Trade. Swap properties, cash and cards with any player, and counter their offers. Everyone can see the deals being made.
  • Manage money. Mortgage properties for cash, sell buildings, pay off debts, and avoid going bankrupt.
  • Play your way. The host sets house rules: starting cash, a turn timer, auctions, trading limits and a Holiday cash pot.

Multiplayer, in the browser

Games take 2 to 6 players, or up to 10 with Plus. Join a public game with one click, browse the open rooms, or set up a private game and invite friends with a link (see how). Easy, Normal and Hard bots can fill empty seats or play against you. There's nothing to download: it works on a computer, tablet or phone, and you can play as a guest.

Boards and modes

  • Australia (free): the classic board, from Alice Springs to Point Piper.
  • Chaos mode (free): Lucky Cards become gambles and Treasure Cards become perks, for a wilder game.
  • World Tour (Plus): eight countries round the world, each set marked by its flag.
  • Melbourne, Sydney and Road Trip Oz (Plus): more boards to master.
  • 3D table (Plus): the same game on a 3D board with a camera that follows your piece.
